Online mortgage application is another important feature for the site, as we wanted buyers to have a mortgage offer immediately enabling them to reserve the property online. However, research showed that some buyers preferred to apply for their mortgage over the phone or have a personal consultation with an FSA accredited advisor.

We have therefore partnered with two FSA accredited brokers (Guaranteed Home Loans and Online FM group), who are both independent brokers representing hundreds of different lenders. Both companies are also able to help buyers even if they have CCJ’s or arrears and they do not charge a broker fee.

For the majority of properties on the site you will be able to apply for a mortgage by

• Online mortgage application with communication by email and post (Online FM group)
• Mortgage application by phone with communication by phone, email and post (Guaranteed Home Loans and Online FM Group)
• Personal consultation at your own home with an accredited FSA representative, with communication by phone, email and post (Guaranteed home Loans)

Note. Buyers are not under any obligation to use our brokers, or in the few cases where a developer has organised a broker or lender to provide mortgage for his development.

Most contracts have to be exchanged with in 28-days – so it was essential to have all services under one roof, ie the ability to rapidly obtain a mortgage offer and to have solicitors that could guarantee a 28-day exchange. We needed solicitors that were geared up for online conveyancing and were able to guarantee 28-day exchange for both private buyers and buy-to let investor buyers. We have therefore partnered with Property First and Simple Home Move. Both offer online tracking of each stage of the conveyancing process and communication by email wherever possible. We have also kept the solicitor fees to a minimum by negotiating competitive rates with our partner.
