New-Homes-Direct.com was one of the first property web site where you can buy new homes direct from the developer or builder with significant discounts. New Homes Direct also offers these discounts and deals to the thousands of private buyers who are looking to buy a new home for themselves and their family. From beginning your search for a your new home, through online mortgage services, to completing the deal, New Homes Direct makes buying your new home or new house a straight forward process.
For anyone looking to buy off plan property or buy to let property, New Homes Direct´s Property Investors Club allows members to view all of our off plan properties and buy to let properties currently available, along with all the deals and discounts which you can take advantage of. Once you register, one of our team will call you to determine your needs, depending on your level of interest, you will be allocated a dedicated account manager. We then use our unique matching service to identify properties to meet your requirements. As a member of our Property Investors Club, you will even be offered investment properties before they have been added to the site - these deals move fast and you need to be ready to reserve.
If you are simply looking for a home for your family or just considering investment property for the first time, you will receive regular email alerts and are welcome to contact us when you identify something of interest. You can also use the site to find properties in your chosen area as we receive property feeds from a number of the major developers. In these cases, there may not be a discount and you will have to contact the showroom directly, however you only pay a finders fee on discounted properties, so please feel free to use our site for your research!
How we earn our fees
New-Homes-direct.com offers a competitive service to both buyers and sellers with one of the lowest agency fees in the sector. Some developers pay an agency fee of 2% + VAT once the property is sold, this allows them to advertise with us for no risk (ie. "no sale - no fee"). In most cases however, buyers have the option of receiving the full discount and paying us the fee directly - thus minimising the cash investment.
On reservation, you are required to pay the developer a non-refundable deposit (typically £1000-£2000). We can take that on your behalf by bank transfer and pay the developer immediately, this ensures that you do not lose your plot to someone viewing in the showroom. You also pay £1000 inc. VAT towards the finders fee (non-refundable) at reservation. If the finders fee is being paid by the developer, we simply require a £1000 inc. VAT admin fee at reservation, this is not refundable.
The remainder of the 2% + vat (of the gross price) is paid at exchange. Normally we invoice your solicitor directly so they organise our payment within the whole transaction.
Anicca Solutions Ltd and the management team
New-Homes-Direct.com and Overseas-Homes-Direct.com are owned by Anicca Solutions Ltd. Anicca Solutions was formed as a web development company in 2004 with the aim of producing websites that were well designed, easy for the customer to maintain and were search engine friendly.
At the beginning of 2007 the management team was expanded in order to offer a comprehensive sales and marketing service to the property industry and now includes;
- Ann Stanley (MD) manages all our own marketing activities including growing our customer databases. She also provides a range of online marketing consultancy and training services to a range of companies. In addition she is responsible for developing overseas properties sales.
- Alex Fowler (Technical Director) is responsible for building clients websites and developing and maintaining our own property portals.
- Dawn Clode (Commercial Sales Director) - Dawn manages the day-to-day running of the sales office. This includes helping with investors enquiries; plus selling commercial property and bulk deals to IFA´s and other commercial investors. She is also responsible for sourcing commercial property, such as land, hotels and other property.
We now have offices in Leicester and Bristol.
